Overview of Role
The Senior Research Manager is responsible for the proactive creation and implementation of local research objectives and goals by providing leading-edge thought provoking research and analysis of market data for use in the production of market reports, presentations, and ad hoc research projects.
Key Responsibilities
The successful candidate will be able to demonstrate core competencies in the following areas:
Provides reliable statistical information of office and retail properties including vacancy rates, rental rates, lease and sale comparables, cap rates, absorption trends, construction and renovation trends.
Performs the collection and analysis of market data and collaborates in the writing of quarterly and annual market reports adhering to corporate standards. Additional report, article and forecast writing on an as-needed basis.
Develop close working relationship with local business publications and organizations such as BOMA and NAIOP, SF Center of Economic Development, and the San Francisco Planning Department to ensure Colliers is recognized as a leading resource for those agencies and that Colliers is current on latest trends, development strategies, and City agenda.
Acts as a resource within the office to brokers and staff involved in special projects requiring compilation of data, i.e., ownership data, zoning, land use, property sales, etc., and provides demographic information as needed through Colliers GIS mapping services.
Assist in creating visual aids, including graphs, spreadsheets, stacking plans, Power Point presentations based on research data and reports for use by the brokers.
Directs one or more research staff (Associates, Analysts) in the day-to-day local research activities.
Ensures quality control of data collection and management of accurate data records via liaison with IT and Corporate Market Research groups. Collaborates with corporate IT and marketing teams in troubleshooting, testing upgrades and/or implementing changes to Colliers’ proprietary software data (CORE and Spex) when necessary.
Responsible for the ongoing assessment, evaluation, and budgeting for existing and prospective research data subscriptions.
Participates in local office sales/leasing, and tenants in the market meetings. Represents local office research staff in regional and national research management calls.
Provides research representation and expertise in client meetings/presentations on as needed basis.
Requirements
The successful candidate will possess the following required degrees, certificates or competencies:
•BA/BS or equivalent required, graduate degree preferred.
•3+ years of industry experience.
•Proven management abilities and track record of leading others in applicable research projects.
•Experience with assessing and realigning departmental goals to meet company objectives.
•Responsible for hiring/termination of staff.
•Computer proficiency in MS Office, databases (Access, ACT) and ability to use internet search engines for research.
•Excellent client-facing presentation skills
•Strong organizational skills including the ability to multi-task and prioritize efficiently.
